‘Tenant from hell’ also lived rent-free in an Oakland house A tenant who has grabbed headlines for squatting in a Los Angeles Airbnb for a year and a half without paying rent also squatted in an Oakland home in 2019.In 2021, a month after leaving a Rockridge sublet after refusing to pay rent for a year, Elizabeth Hirschhorn rented an Airbnb for six months from a periodontist in Los Angeles’ tony Brentwood neighborhood, the Los Angeles Times reported last week. But after her stay was up, she refused to move. Hirschhorn hasn’t paid rent in the more than 540 days since, using a legal loophole as justification, the Times reported. Her attorney, Colin Walshok, told the Times that Hirschhorn isn’t required to pay rent because “the city had never approved the unit for occupancy and that its shower was constructed without a permit.” The city has found that because of the code violations, the landlord, Sascha Jovanovic, cannot evict Hirschhorn. The two parties are now suing each other in court. Hirschhorn has demanded $100,000 from Jovanovic to leave t...

Pac-12 legal affairs: With key court date looming, parties agree to mediation The Pac-12’s two remaining schools and the 10 departing universities have agreed to mediation in an attempt to settle their dispute over governance of the conference, according to a source with knowledge of the situation.“The talks have been productive,” the source said. “Everybody wants them to succeed. It just has to be on fair terms to everybody.”“Them,” of course, is Washington State and Oregon State — the schools left behind in the realignment game that decimated the conference in early August. One month later, the Beavers and Cougars took commissioner George Kliavkoff and the 10 outbound schools to court to gain clarity on the makeup of the governing board, which controls the assets.Washington State and Oregon State believe the departing universities relinquished their board seats when they agreed to join other leagues starting next summer and that, if allowed to remain on the board, the 10 could vote as a bloc in ways that undermine the ability of WSU and OSU to possibly rebui...

How third-party candidates could threaten GOP, Dems in 2024 By Steve Peoples | Associated PressNEW YORK — Robert F. Kennedy Jr., an anti-vaccine conspiracy theorist and scion of the storied Democratic dynasty, launched an independent presidential bid on Monday. Cornel West, a philosopher and Black social leader, made the same choice last week. And No Labels, a new political party, is intensifying candidate recruitment efforts. While the politics are murky, the fresh frenzy of outsider candidates threatens to weaken both major parties as Democratic President Joe Biden and Republican former President Donald Trump tighten their grip on their parties’ presidential nominations. There’s little concern that the independent or third-party candidates would actually win the presidency, but they could siphon support from the ultimate Democratic and Republican nominees. A heightened sense of concern is spreading especially among Democratic officials, who see the outsiders as a dangerous wildcard that harkens back to 2016, when Green Party nomi...

49ers’ scoring spree took root in Bosa-less training camp

49ers’ scoring spree took root in Bosa-less training camp SANTA CLARA — All eyes were on Brock Purdy’s surgically repaired elbow, and no eyes were on Nick Bosa. It was two months ago at training camp, and the 49ers were preparing to stage their NFL coup.Purdy’s elbow was responding remarkably well, albeit with daily interceptions that reporters obsessively tracked. Bosa, meanwhile, was bunkered at home in Florida, waiting to become the NFL’s highest-paid non-quarterback.How did those two players’ actions pave the way for the 49ers’ scoring spree in their 5-0 start, the latest win coming with Sunday night’s 42-10 rout of the Dallas Cowboys?“Honestly the best thing about training camp for us was really that Nick Bosa didn’t play, and so we were actually able to have an offense,” tight end George Kittle said. “(Bosa) didn’t have to disrupt every single play if he wasn’t going against Trent Williams. Nothing against our tackles, that’s just how good Nick Bosa is.“We were actually able to have fun drives,” Kittle said. “(Purdy) was able t...
